Our history

CLEAR Property Management is a privately-held subsidiary of The PPA Group, a real estate investment and acquisitions firm and was established in 2008.

Since 2013, CLEAR has been listed in the San Antonio Business Journal’s Book of Lists as one of the largest multifamily management firms in San Antonio. CLEAR has also happened to be the youngest company listed, proving that the company can compete along with large national competitors. Sunset Canyon Apartments—a property CLEAR manages in San Antonio—won the 2012 Property of the Year Award given by the San Antonio Apartment Association. Another property, Aviator at Brooks, won the 2017 Best New Development Award given by the San Antonio Business Journal.

Meet our executive team

  • Courtney Gaines

    President

    As President, Courtney Gaines champions the CLEAR Property Management business. Her responsibilities include overseeing the operation of the company’s managed portfolios; spearheading new business development initiatives; leading the CLEAR marketing, training, and human resource departments; and piloting the comprehensive operations of CLEAR.

    To that end, Courtney is highly involved in supporting all corporate, regional, and district staff. Courtney empowers her team to maximize operating performance and achieve revenue goals through calculated rent position. As a member of the company’s executive committee, Courtney plays a prominent role in establishing CLEAR Property Management’s long-term strategic direction, and is integral in positioning the company as a premier real estate services firm and a leader in the multi-family housing industry.

    When Courtney joined CLEAR Property Management in 2016, she had already earned a reputation as a highly seasoned professional in the supervision of new construction, asset renovation, and repositioning. Courtney has successfully managed the lease up of more than 20 new properties over her career, and has garden, mid-rise, and high-rise experience. Courtney brings top-notch organization techniques, exemplary communication skills, and outstanding leadership skills to the table. She understands the importance of developing rapport with employees, and promotes a sense of teamwork and unity through strong leadership and mentoring.

    Courtney began her career in 1997 at Westwood Residential, where she worked her way from Leasing Consultant to Director of Management, overseeing 14,000 units in Texas, Arizona, New Mexico, and Washington. From there, Courtney became a Regional Manager and Senior Development Analyst for over 3,500 units in Texas, Oklahoma, and Arkansas for Riverstone Residential Group. Additionally, she held the responsibility for new business development and market analyses for the South Central Region, which was comprised of more than 28,000 units. Prior to joining CLEAR Property Management, Courtney worked for the Laramar Group, where she opened a new region and managed over 2,500 apartment homes in Oklahoma City and Tulsa in her role as Senior Regional Manager.

    Courtney carries double Bachelors of Arts degrees in government and history from Tarleton State University in Stephenville, Texas. She is affiliated with the Texas Apartment Association and local chapters in Dallas, Fort Worth, Austin, San Antonio, and Houston.

  • Nalie Lee-Wen

    Chief Financial Officer

    As CLEAR Property Management’s Chief Financial Officer, Nalie is responsible for providing quantitative and qualitative analysis for major projects, supervising internal financial controls, and cultivating relationships with outside financial sources. She has extensive experience in the commercial property industry with oversight in acquisitions, property management, corporate and property accounting operations, payroll, and employee benefits.

    Nalie’s expertise also includes the financing of commercial property, title issues, working with state and local governments, surveyors, lenders, and legal professionals. Her experience and expertise has made her uniquely qualified to meet the ever-changing and sophisticated needs of our clients.

  • Melissa Oliver

    Vice President of Operations

    Melissa Oliver is the Vice President of Operations for CLEAR Property Management. Melissa brings over 17 years of property management experience to the company. She works heavily in operations and has vast experience managing communities in Central Texas. While previous markets include Kansas, Georgia, and Colorado. She holds many achievements such as Property of the Year, Manager of the Year, Region of the year and Regional of the Year. Melissa obtained her Real Estate License from the Austin Institute of Real Estate in 2004. She is focused on being a motivational leader to her team and is dedicated to implementing her skills to better every person and project she touches.

  • Tommie Wilson

    Controller

    Tommie joined CLEAR Property Management with over ten years in finance and accounting coupled with CPA experience in industry and non-profit sectors. Currently, he manages the accounting department and ensures clarity and consistency for each property’s full accounting cycle.  Tommie obtained his Masters of Business Administration with a focus on Professional Accountancy from St. Mary’s University in San Antonio, Texas. Additionally, he holds a Bachelor of Science in Accounting Control Systems from the University of North Texas in Denton, Texas. He’s volunteered his time to organizations such as Project Mend where he was Chairman and Treasurer until 2015 and as a TSCPA Student Representative for St. Mary’s University until 2011.

  • Tim Checketts

    Director of Maintenance and Construction

    As the Director of Maintenance and Construction for CLEAR Property Management, Tim is responsible for all maintenance training and regulation adherence at the properties, and oversight of maintenance and construction management. He also focuses on safe work practices and safe work environment. Tim is a key facilitator of negotiations with subcontractors in maintenance and capital improvement projects. Tim received his BA from Utah State University. He came to the CLEAR Property Management team in 2010 with over 18 years of experience in the building materials and residential home building industries. Over the years, Tim has primarily focused on operations management, which has given him experience in managing people, products, and facilities. He has extensive experience in safety, including formal OSHA training and certification. Tim has also spent many years in sales, estimating and construction supervision, which has been an invaluable experience for capital improvement projects.

  • Nathan Bayless

    Director of Training

    As the Director of Training for CLEAR Property Management, Nathan is responsible for overseeing company training initiatives. He works collaboratively with all departments regarding program development and implementation in order to ensure teams have the right tools for success. Entering the property management industry in 2004 while attending the University of St. Thomas in Houston, TX, his long-term goal was to pursue a career in education. After 8 years of working on-site in the Houston and Austin markets, he leveraged his experience to follow his passion for Training and Employee Development. He comes to CLEAR as a seasoned public speaker, content developer and employee coach who is steadfast in his dedication to assisting team members in reaching their fullest potential and loving where they work.

  • Jessica Lee-Wen

    Director of Marketing

    Jessica Lee-Wen brings over five years of experience at a global, award-winning creative agency in Canada before moving client-side to join CLEAR Property Management in 2013 as their Marketing Director. At CLEAR, Jessica manages the corporate marketing efforts, leads an exceptional marketing team, as well as oversees and advises individual properties on their marketing efforts. She has experience in demographic and psychographic analysis and customer research which allows her to understand how to effectively reach and communicate to the target market. Jessica’s keen eye for design helps her creatively direct graphic designers and her desire for clarity ensures the content is engaging and concise. She has experience in creating and managing many integrated marketing campaigns that include social media and is passionate about connecting with the target audience through traditional mediums and tangible experiences.

  • Christin Markiewicz

    Regional Manager

    Christin comes to us with over ten years of property management experience. She has an extensive site-level background where she has managed all class levels of properties. In addition, her history with Houston, Austin, and Dallas multifamily has prepared her for her role with CLEAR Property management where she provides support to our Central Texas communities.

  • Chelsea Ojeda

    District Manager

    Chelsea has eleven years of property management experience, five of which are with CLEAR Property Management. She has moved her way up from an Assitant Community Manager to our District Manager position. She uses her leadership skills to help her teams better serve their communities and manage day-to-day responsibilities with efficiency. Chelsea has been recognized numerous times for her astounding work ethic and service she provided at past properties. Her specialties are used to support our Southern Texas apartment communities.

  • Kim Lacy

    Regional Manager

    Kim Lacy has been in property management for over 20 years. She began her career with Lincoln Property Company and spent 12 years growing from a leasing agent to a Sr. Community Manager. Kim continued spreading her wings as a Regional Property manager over Houston, Austin, San Antonio, and Dallas with Related Companies and Pinnacle Management for the following 8 years where she was instrumental in the complete turnaround of under-performing communities; set higher expectations and instituted individual team-member accountability resulting in revenue increase over a short period. Kim has won numerous awards, most currently; Regional Manager of the Year. When asked why do you love this industry… “My passion is building strong teams! Keeping those people motivated and happy has to be a top priority at all times. Relationships are about reciprocity and respect. If you connect with others like a human instead of a memorized existing sales pitch you’ll find better success for your team and owner. Be careful not to leave your humanity and humor at home when you meet a potential Resident, Investor, and Colleague. I find it hard to trust people that I can’t laugh with, or be serious with for that matter. Just because your the “BIGGEST” management company, doesn’t mean you’re the “BEST” management company. At the end of the day the right tie, perfect dress or beautiful business card is only the beginning, it’s who you are beneath all of those professional accouterments that your client or owner wants to know. Success and achievements will naturally follow”.

  • Meghan Nelson

    Regional Manager

    Meghan Nelson joined the CLEAR Property Management team 14 years of property management experience. Her extensive background in the multifamily real estate is what makes her a great leader and member of the CLEAR family. Meghan provides support to our North Texas communities as well as one community in Austin, Texas.

  • Kim Garza

    Regional Systems Administrator

    Kim Garza has been with CLEAR Property Management for nearly ten years. She’s been promoted several times in her tenure with the company– making her an expert in all things property management. Kim is tackling, Yardi, a crucial component of our onsite team’s everyday work.

  • Adam Rosenfield

    Director of Human Resources and Recruiting

    Adam Rosenfield is the Director of Human Resources and Recruiting at CLEAR. He oversees recruiting initiatives, payroll, and benefits. He comes from a variety of backgrounds, most recently in hospitality and city government, where he focused on talent management initiatives.

    PROJECT MANAGER

    Doug Childers, our Project Manager, comes to us with ten years of expertise. Doug works in concert with the Director of Construction and Maintenance as they manage community renovations to improve the value of assets for our clients. He uses his prior multifamily experience to effectively manage all projects from inception to completion.
