The Job:

The Property Accountant position is responsible for supporting the property site accounting functions of CLEAR Property Management.

The Property Accountant has responsibility of providing strategic leadership in accounting to; 1. Property ownership and asset management, 2. CLEAR PM corporate support staff, 3. Ensure exceptional customer service, training and assurance that each property is productively fulfilling CLEAR PM’s core values & mission by utilizing CLEAR PM’s policies, processes, procedures and systems as they relate to accounting.

Duties & Functions:

  • A/P processing; so that accounts payable are paid in a timely manner and all reasonable discounts are taken
  • A/R processing; account receivables are collected and processed promptly
  • Payroll processing; is processed in a timely manner
  • Debt payments are made on a timely basis
  • Maintain the CLEAR PM chart of accounts
  • Ensure that an orderly accounting filing system is maintained
  • Vendor and supplier setup and document gathering
  • Producing year end 1099’s
  • Manage Lender deadlines with mortgages and lender communications
  • Lender reimbursement management
  • Coordinate payment negotiations and resolve payment problems with vendors
  • Serve the site staff in solving accounting issues
  • Assist with instruction of site staff on accounting issues
  • Cash management data entry
  • Maintain and help enforce the approved CLEAR PM system of accounting policies and procedures
  • Assist and support CLEAR PM training initiatives when needed, including (but not limited to); Yardi accounting procedures, annual budget preparation, budget boot camp (lab).
  • Assist with on-boarding of new (PPA & 3rd party management) properties, which may include; lease audits, due diligence accounting reviews, and the setting up bank accounts, accounting systems, software and procedures.
  • Ensure that properties have sent their delinquent accounts to collections and legal processing
  • Receive funds from collections bureaus and process properly

Must Haves:

  • At least two years of direct experience in accounting, auditing or finance role.
  • An associate’s degree in accounting, finance, economics or business administration.
  • Proficient in Yardi, Excel, Word & Outlook
  • Ability to make quick, accurate and concise decisions.
  • Valid Driver’s License, willingness to travel to property site if needed.

  • Organized – Ability to bring and maintain order, Ability to focus on key priorities and juggle multiple projects.

  • Must pass criminal background screening investigation.

Reports To: Accounting Supervisor of CLEAR Property Management

Physical Requirements: This is an office administrative position and is considered light in physical demands. Requirements include the ability to frequently sit, stand, walk, extend arms and hands forward and overhead, finger and grasp. Must have close and distance vision and the ability to adjust focus. Must be able to travel independently within the state in order to support staff. Must be able to concentrate on intricate details with persistent interruption. Must be able to understand the theories behind several business and mechanical concepts. Much of the work is conducted in a typical office environment with temperature control and natural and artificial light.
