Reports to: Marketing Director


As our Property Marketing Manager, you will be expected to manage the marketing efforts for your portfolio of apartment communities and to motivate the on-site team to execute strategic initiatives at each property. Additionally, you will be the brand steward for CLEAR Property Management, developing creative and targeted communication plans, and be a daily point of contact for our internal Employees. The Property Marketing Manager will continuously analyze and ensure that property marketing plans written and/or approved by the Director of Marketing are tailored to specific property needs and implemented correctly within a specific region. The ideal candidate has a strong marketing background who can identify traffic issues, implement a creative marketing plan to fix any issues and be responsible for overseeing market surveys and comp reporting This person should also act as a “mentor” to leasing staff. They will train, monitor and report leasing outcomes to the Regional Property Managers.


Be responsible for all property-level marketing efforts.
Review weekly property-level marketing plans and provide feedback to the properties.
Ensure property-level staff are properly trained in how to use our online marketing tools.
Develop internal marketing communications activities.
On-board new properties by making sure they have the marketing collateral required by our standards.
Establish and maintain advertising contracts.
Weekly analytics reporting to the Marketing Director and Regional Managers.
Identify new marketing opportunities for each property.
Develop pro-active strategies to minimize loss of occupancy.
Develop and maintain reputation management strategies.
Develop market/audience research to draft creative briefs for the marketing production team, for property marketing plans, and lease-up
Produce market surveys.
Project manage marketing projects.
Ensure each property’s collateral is on-brand.
Create systems to test, monitor, and analyze ideas and initiatives.
Audit all online efforts regularly to ensure they are fully optimized and content is accurate (websites, Craigslist, ILS’, etc.).
Listen to and evaluate calls from underperforming properties and send direction to regional and property managers.
Proofread marketing materials.
Assist in developing yearly marketing budgets for each property.
Other duties, as assigned.


Educational background in marketing or advertising field.
3-5 years’ prior experience in multifamily property management.
3-5 years’ previous experience in a similar marketing role is required.
Must possess excellent communication skills (written and verbal).
Creative and analytical thinking skills.
High attention to detail.
Experienced project management skills.
Well-organized and self-motivated.
Dependable and responsible.
Have a thirst for knowledge and isn’t afraid to ask questions.
Ability to work effectively under pressure and to tight deadlines.
Extensive knowledge of all social media platforms, Word, Excel, and PowerPoint.
Understand and be familiar with regional trends including the latest and greatest marketing strategies.
Ability to positively motivate others.
Knowledge of RentCafe’ and Yardi software preferred.
Willing to travel within region if called upon to do so.
