Aviator at Brooks City Base is now open with a limited number of apartments for the first phase of release. This brand new apartment community is already rich in history as it incorporates adaptive re-use of former U.S. Air Force barracks and dining hall with newly developed buildings. Three former barracks have been transformed into studio, one, and two bedroom apartments each with its own unique historical details. The former dining hall has been converted into a spacious clubhouse complete with a game room with ping pong and pool tables, a large state-of-the-art kitchen, premier fitness center and exercise room, conference room, and business center. In addition to that, seven additional buildings have been built on the property that houses one to three bedroom apartments, along with a limited number of townhomes with garages.

This community is a part of a greater plan set out by the Brooks Development Authority to revitalize new life into the area into a work, live, and play submarket. Brooks City Base announced a partnership with The PPA Group and 210 Development Group in May 2014 to convert the barracks into residential apartments.
